How Does Custom Capital Make Money?

A Detailed Explanation of Our Compensation Structure
We have zero fees. Our “fee” is embedded in the purchase price of every deal we show you.

Put as simply as possible: We spend $250k a month finding the best commercial real estate in the country, we put it under contract in our name, and then we earn an entrepreneurial profit of 6-10% (rarely more) to account for our white-glove services: underwriting, financing coordination, and more. Our clients are high-performing, high-achieving business owners and W-2 earners who typically don’t have the time to invest in pursuing CRE on their own. This 6-10% is already baked into the cost that we present to you, so you don’t have to worry about getting charged extra by us down the line.

How do our deals still pencil out then? Custom Capital® has direct relationships with developers and sellers, which gives us access to extremely competitive pricing. That buying power is what allows us to build our fee into the transaction while still delivering strong going-in economics to the investor (often much better than what you’d find on Crexi or Loopnet).

We do not take a percentage of your profits. There is no ongoing management fee, no carried interest, and no disposition fee.
You keep 100% of the cash flow, 100% of the tax benefits, and 100% of the appreciation.

*The exception, of course, is if you engage with our ongoing asset management division, which is a separate service that technically does have ongoing fees. If you don’t engage with that service (which is optional), you aren’t charged any additional fees.
